The Montgomery County Appraiser is appointed to a four year term by the Board of Commissioners.

The primary function of the Appraiser is to determine the fair market value of all assessable properties in the county. This includes real estate and improvements, personal property and oil or gas leases. The Appraiser's Office uses property deeds filed in the Register of Deeds, building permits, assessment sheets, records of sales and on-site inspection to gather information needed to equitably value all property. This information is stored, updated and maintained for current and future use in the assessment process.

An estimate of value is accomplished by an appraisal. All property must be appraised by Kansas law. The value assigned to properties is based on market value as of January 1 of the current year. Sales of comparable properties, neighborhood, size and improvements are all taken into consideration. Type of structure, construction costs and depreciation are also considered. Every available resource is used to maintain fair and equitable valuation.
